Buying Tips

Prepare a wish list: Formulate your wish list which should outline your preferred locations, price range, accommodation, parking, qualities and features. Divide your list into those items that you must have, those you would like and those that you consider an extra bonus. What type of home would you prefer- apartment, townhouse, freestanding?.
Research:
-Make your wish list known to your local agents
-Research the local papers
-Sydney Morning Herald price guide and Saturday Domain results
-www.realestate.com.au, www.domain.com.au, www.kingresidetial.com.au
Finance:
Speak to your home loan specialist and or accountant to discuss a loan that is most suited to your needs.
Ensure that you are aware of all of the costs involved including:
-Stamp duty
-Mortgage duty
-Establishment and loan application fees
-Legal expenses
-Insurance
Find An Agent: Develop a relationship with a King Residential sales agent. Your agent will be able to alert you to new listings prior to reaching the media and will offer you additional advice.
Sales Contract: Once you have found a property that suits your requirements, request that your agent sends a copy of the contract to your Conveyancer or Solicitor.
Inspections: We recommend that you arrange a building and pest inspection. Should you be purchasing an apartment we recommend that you ask your solicitor to arrange a strata inspection.
Concluding a Sale: Once your offer has been written and negotiations are finalised you will be required to sign the contract and pay a deposit of 10%. Your deposit will be held in trust in an interest bearing account until settlement. Interest is divided equally between you and the vendor.
Settlement Day:
This is when the ownership of the property is transferred to you and final transactions are completed. Prior to settlement you may request a pre-settlement inspection of the property to ensure nothing has changed.
Once settlement procedures have been finalised the keys will be released to you.
