Presentation: Presentation of your property is a critical factor in achieving the highest possible price. First impressions count!
Some of the elements that help in achieving a premium price for your property include:
-Have the property cleaned and detailed thoroughly
-Ensure the garden is in tip top condition
-Pack away as much clutter as you can
-Clean out your cupboards to create the impression that there is ample storage
-Take the dog for a walk during the open
-Fresh flowers always add a lovely homely welcoming feeling and smell inviting
-A quick coat of paint can go a long way
-A few dollars spent sprucing up the property could increase the sales price and overall appeal

Preparation: Checklist
-Have the contract of sale prepared by your solicitor or conveyancer. The law prohibits an agent from showing the property prior to receiving the contract
-Make a note of all inclusions that will remain in the property once sold. Standard inclusions are blinds, floor coverings, light fittings, dishwasher etc.
-Advise your solicitor if there is a current lease in place, provide them with lease term details, current rent and any other conditions
